A Shadow Diagram may need to be prepared wherever an adjoining property is likely to be effected by the shadows cast from a proposed development. Councils thoughout Australia now require Shadow Diagrams for a growing number of applications.

Overshadowing is increasingly becoming an issue that has the potential to delay developments or result in Land and Environment Court action. CMS Surveyors can prepare Shadow Diagrams for existing and proposed buildings to the topography of the land and where necessary will include a survey of the site to determine shadow lengths.
